Mold is a type of fungus that consists of small organisms found almost everywhere. Mold grows with moisture and reproduces by releasing tiny spores into the air. Untreated mold can spread over time and lead to structural damage of the home. Because the airborne mold spores can cause respiratory and other health concerns for the occupants of the home, we typically recommend indoor air quality testing before surface mold samples. Surface mold most often appears in crawlspaces but can also be found around poorly sealed air vents, dryer vents, and locations where moisture has entered through walls, windows, or doors.

To reduce and eliminate mold, the source of the moisture and mold should be identified and remediated. Gutters and downspouts should be maintained. Ground around the house should slope away from the house. Ventilation ducts should be well sealed. Dryer vents should be cleaned regularly and properly connected. In some cases, it is recommended to close the foundation vents, install a dehumidifier, and even encapsulate the crawlspace.
